What is ClosingDesk?

ClosingDesk is a commission tracker and deal pipeline app built specifically for independent real estate agents (1099). It lets you track deals from lead to close, calculate your net commission automatically, log business expenses and mileage, and generate branded PDF tax reports.

How does commission calculation work?

Enter a deal's sale price (or list price), gross commission rate, and your agent split percentage — ClosingDesk calculates your gross and net commission instantly. Example: $500,000 sale at 2.5% gross, 70/30 split = $12,500 gross, $8,750 net.

What's included in the free tier?

The free tier lets you track up to 3 active deals, log up to 10 expenses per month, preview reports, and use the commission calculator. iCloud sync, unlimited deals, PDF/CSV export, and widgets require a Pro subscription.

What are the Pro plans?

Does ClosingDesk sync across my devices?

Yes, if you enable iCloud sync in Settings. Sync uses Apple's CloudKit and is disabled by default. Your data is encrypted end-to-end and never accessible to LynxApps. iCloud sync requires a Pro subscription.

What data does ClosingDesk collect?

Your deal data, commissions, expenses, and photos stay on your device. ClosingDesk uses Firebase for anonymous crash analytics only — no financial data is ever included. See our Privacy Policy for full details.

Can I export my data?

Pro subscribers can export a branded PDF tax summary, commission report, expense report, and a full CSV data backup. Export is available via the Reports tab.

How do I track mileage?

Add mileage trips in the Expenses tab. ClosingDesk calculates your IRS-standard mileage deduction and includes it in your annual tax summary report.

How do I cancel my subscription?

Open iPhone Settings → tap your name → Subscriptions → ClosingDesk → Cancel Subscription. Your Pro access continues until the end of the billing period.

How do I restore my purchase?

Open ClosingDesk → tap the Pro upgrade button → Restore Purchases. Make sure you're signed in with the same Apple ID used for the original purchase.

Is my data safe if I lose my phone?

If iCloud sync is enabled, your data will restore automatically on a new device after you sign in with your Apple ID. Without iCloud sync, use the CSV backup export feature regularly to keep a copy of your data.

What's the App Lock feature?

App Lock lets you require Face ID, Touch ID, or your device passcode to open ClosingDesk. Enable it in Settings. The app locks automatically when backgrounded.
