PropertyNest is a private, offline-first property record app for iPhone. It helps you:

• Catalog every property you own with rooms and assets
• Scan and store documents, warranties, and receipts with OCR
• Log maintenance history and service visits
• Set reminders for upcoming tasks and warranty expirations
• Generate a Property Passport PDF for insurance or handovers (Premium)

All data is stored on your device -- no accounts, no cloud (unless you opt in to iCloud sync on Premium), 100% private.

PropertyNest organises everything by property and room. You can track:

• Properties -- any home, rental, or investment property you own
• Rooms -- kitchen, bathrooms, bedrooms, garage, garden, and any custom rooms
• Assets and appliances -- with model number, serial number, purchase date, and cost
• Documents -- manuals, warranties, invoices, permits, and any scanned papers
• Maintenance records -- service visits, repairs, costs, contractor details, and photos
• Reminders -- recurring and one-off tasks tied to specific assets or rooms

PropertyNest uses Apple's Vision framework for on-device OCR. Point your camera at any document -- a warranty card, appliance manual, or service receipt -- and the app extracts the text automatically. Everything happens on your device: no image or text is sent to any server. Scanned documents are filed under the relevant asset for easy retrieval.

The Property Passport is a comprehensive PDF export of your full property record -- all rooms, assets, documents, warranties, and maintenance history in one organised document. It's a Premium feature, useful for:

• Insurance claims (proof of ownership and asset values)
• Tenant handovers (full record of appliances and their condition)
• Selling a property (hand over the full maintenance history to the buyer)
• Your own offline archive

1. Open PropertyNest and tap the "+" button on the Properties screen
2. Enter the property name, type (home, rental, investment), and address
3. Tap Save -- your property dashboard is created instantly
4. Tap "Add Room" to start building your room list, then add assets to each room

1. Open a property and navigate to the asset or room that was serviced
2. Tap "Add Service Record"
3. Enter the date, contractor name, description, and cost
4. Optionally attach a receipt photo or scanned invoice
5. Tap Save -- the record is added to the asset's history and the property timeline

PropertyNest is local-only by default. Your data is protected by whichever iOS backup method you use:

• iCloud Backup: If enabled in Settings → [Your Name] → iCloud → iCloud Backup, your PropertyNest data is included automatically
• Mac/PC backup: Backing up via Finder or iTunes also captures all app data
• iCloud Sync (Premium, coming soon): Will keep a live copy of your data in your personal iCloud account

We strongly recommend keeping iOS backups active. We cannot recover data from a lost or reset device.

1. Open Settings on your iPhone
2. Tap [Your Name] at the top
3. Tap Subscriptions
4. Find PropertyNest and tap it
5. Tap Cancel Subscription

You'll keep Premium access until the end of the current billing period. All your data remains on your device.
